Why did so many colleges spend so much money on buildings and entertainment. That's going to be the post-covid issue they have to reckon with. Sell off the fancy apartments and the lazy rivers, learn how to teach online well, and get on with the academic mission of the university.

Sell off college living facilities, focus on academics.

At this point you can run a college from an office tower, and have all the faculty who aren't teaching labs work from home.
